This roof had a lot going on. Tiles were broken in multiple spots, others had slipped out of position, and on top of that - the old pool solar system had been removed and left the roof needing a proper cleanup. It was one of those jobs where you get up there and realize a quick patch job just isn't going to cut it.
We replaced 100 broken tiles and reset the ones that had shifted out of line. That part matters more than people think. A tile that's slipped even slightly creates an opening for water to work its way under the surrounding tiles. It might not cause a leak right away, but over time it absolutely will.
Beyond the tiles themselves, we sealed the vent pipes and re-mortared the areas that needed it. Those penetration points - the spots where pipes come up through the roof surface - are some of the most common places water finds its way in. Fresh sealant there goes a long way.
We also handled the cleanup after the pool solar removal. When solar systems come off a roof, they leave behind hardware holes, disturbed tiles, and areas where the underlayment may have been exposed. Leaving that unaddressed is how small issues snowball into big repair bills. We made sure everything was properly closed up before we came down.
Tile roofing is built to last, but it does need attention when things shift or break. Catching it early - before water gets under the deck - is what keeps a repair job from turning into a full replacement. This one is sealed up, reset, and ready to hold up the right way.
