Cracked Tiles and Failing Valleys - Tile Roof Repair Done Right

Cracked tiles and bad valleys are two of the most common ways a tile roof starts letting water in. They don't always look like a big deal from the ground, but up close, the damage tells a different story. A cracked tile is basically an open door for water - and once it gets under the tile, it finds its way into the underlayment, the decking, and eventually your ceiling.

The valley is just as important. That's the channel where two roof slopes meet, and it takes on a serious amount of water flow during a storm. When the metal flashing in a valley starts to fail or wasn't installed correctly to begin with, it's only a matter of time before you're dealing with a leak. We take both seriously.

What we do first is walk the roof and mark every problem tile we find. That way nothing gets missed. Cracked tiles get swapped out, and we make sure the underlayment underneath is still intact before anything goes back down. On the valley side, we check the flashing from top to bottom - looking for gaps, lifted edges, or areas where water could back up and push under the tiles on either side.

Getting the repair right the first time matters. A patched-over crack or a poorly seated valley piece might hold for a season, but it won't hold long. We do the work the way it needs to be done so you're not calling us back in six months with the same problem - or worse, with water damage inside the house.
