




Flat roofs and decks have a way of hiding problems until those problems get expensive. What looks like a surface issue on the outside is almost always something deeper - deteriorated underlayment, softened decking, or wood that's been holding moisture for years without anyone knowing. That's exactly what we were dealing with here.
We stripped everything off first. That's the only way to actually know what you're working with. Once the old material came off, the condition of the decking underneath told the full story - cracked, worn, and past the point where any patch job would hold. Slapping new material over that would've bought maybe a season or two before the same problems came back. That's not how we do things.
So we addressed the deck properly before anything went back on top. Fresh underlayment, correct installation throughout, and skylight penetrations sealed the right way. Every detail at the transition points between the flat section and the surrounding tile roof got attention too - those junctions are where flat roofs fail most often when the work is rushed.
The finished surface is clean, flat, and built to last. That's the difference between a flat roof repair done right and one that just delays the inevitable.
