Flat roofs take a beating over time. The membrane starts to show worn patches, seams begin to crack, and the areas around drains - where water sits the longest - break down first. That's exactly what we were dealing with on this one. The surface had visible wear patterns, exposed seams, and spots where the material had clearly given up doing its job.

Before anything else, we cleaned the problem areas down to a solid base. No point coating over compromised material - that's just putting a bandage over a bigger issue. Once the surface was prepped, we sealed the cracks and open seams, then gave extra attention to the drain penetrations. Those are almost always where water finds a way in, and skipping that step is how a small leak turns into a big repair.

After the repairs were locked in, we applied a silicone coating edge to edge. Silicone handles standing water better than most coating types, which makes it a solid choice for flat roofs. It stays flexible, doesn't crack under UV exposure, and bonds tightly to the surface below it. The finished result is a roof that's fully sealed and built to hold up.
