Flat roofs get overlooked a lot. Out of sight, out of mind - until water finds its way in. The problem is that small cracks and weak seams don't stay small. They expand, moisture works its way under the surface, and what started as a minor fix turns into a much bigger job.
Here's how we approach it. We start by cleaning every problem area before touching anything else. No shortcuts there. You can't get a lasting seal on a dirty or deteriorating surface, so that step isn't optional. Once everything is clean, we seal the cracks and any weak seams, then reinforce the areas that need extra attention.
The finishing touch on this one was matching granules applied over the repaired areas. It's not just about looks - though a clean, uniform surface does make a difference. Granules add a layer of UV protection that helps the repair hold up over time, especially on a flat roof that takes direct sun exposure all day long.
That's really the goal with any repair we do: make it last. Anyone can slap material over a problem and call it done. We'd rather do it right the first time so you're not back up there dealing with the same issue a year from now.
Flat roofs have their own quirks, and not every roofer works on them regularly. We do. If yours is showing wear - bubbling, cracking, soft spots, or seams that are starting to lift - it's worth having someone take a look before it becomes a water damage situation.
