






Shifted tiles are one of those problems that looks minor from the ground but can turn into a real headache fast. When tiles slip out of position, they leave gaps. Gaps let water in. And once water gets under your tile roof, you're dealing with a whole different set of problems.
Here's what we were working with on this one - Eagle Malibu tiles that had slid out of alignment along the field and near the wall transitions. A few were cracked on top of that. Left alone, any one of those spots is a potential leak point. We went through the affected areas, reset the slipped tiles, secured everything back into place with silicone sealant, and swapped out the cracked tiles completely.
The detail work matters a lot on a tile roof. The ridge line, the wall tie-ins, the hip sections - those are the areas that see the most stress and the most movement over time. Getting the tiles properly seated and sealed at those transitions is what keeps the system working the way it's supposed to.
Tile roofing is built to last, but that doesn't mean it's maintenance-free. Normal settling, wind, and just the general wear of years on a roof can shift things around. Catching it early through a routine roof inspection is almost always cheaper than waiting until there's water damage inside. Small repairs done right keep the bigger problems from ever starting.
