Tile roofs are built to last - but they have a weak spot most homeowners don't think about. The valley. That's where two roof slopes meet, and it's where water concentrates every single time it rains. When debris, dirt, and years of buildup pack into that channel, the underlayment underneath starts to break down. And once that barrier fails, water finds its way in.

Here's what we were working with on this one. The valley was packed with compacted debris, the underlayment had deteriorated, and the valley metal had shifted out of position. None of that is visible from the ground, which is exactly why leaks like this go unnoticed until water is already showing up inside the home.

We cleared out the entire work area, pulled the tiles, and got down to the deck. From there, we installed fresh underlayment, reset the valley metal properly, and went tile by tile - replacing any that were cracked or broken. The tiles you see stacked on the roof are sorted and staged for reinstallation. Nothing goes back up unless it's in good shape.
