Tile roofs are built to last - but they're not bulletproof. A cracked tile here, a dried-out vent seal there, some crumbling mortar at the ridge. On their own, each one seems minor. Together, they're a recipe for water getting where it shouldn't.

That's exactly what we were dealing with on this job. The penetrations had old, deteriorating seals that were no longer keeping water out. The mortar had cracked and broken down around the tile work. And the valleys needed to be cleared so water could actually move off the roof the way it's supposed to. None of it was catastrophic on its own - but left alone, any one of these issues can turn into a roof leak repair job that costs a whole lot more.

On this one, we replaced the damaged tiles, resealed the penetrations, patched the mortar, and cleared the valleys so drainage is clean and unobstructed.
