Small roof issues have a way of turning into big ones fast. A slipped tile here, a cracked piece of mortar there - none of it sounds serious until water finds its way in. That's exactly the kind of situation we dealt with on this tile roof, and it's a good example of why catching these things early matters so much.

We secured tiles that had shifted out of position, swapped out the broken ones, and then focused on the areas where water is most likely to sneak in - the vent pipe flashings and the mortar joints. Cracked mortar is one of those things that's easy to overlook from the ground, but up close it's a clear entry point for moisture. The flashing around the vent pipe had also seen better days, so we sealed that up properly while we were at it.

This kind of roof repair work isn't flashy, but it's exactly what keeps a tile roof doing its job for years to come. Tile roofing is durable by nature, but it still needs attention. The mortar holding ridge tiles in place breaks down over time. Flashings around pipes and penetrations can crack or lift. When those things go unaddressed, you end up with water damage that's a lot more involved - and a lot more expensive - to fix.

That's the whole point of routine roof maintenance and inspections. We get up there, we find what's failing, and we fix it before it becomes a bigger problem. A thorough roof inspection is the starting point - it tells you exactly what you're dealing with so nothing gets missed.
