Tile roofs have a reputation for being low-maintenance. And honestly, that reputation isn't wrong - but it can give homeowners a false sense of security. The tiles themselves are tough. What sits underneath them? That's a different story.

Here's the thing most people don't realize: when a tile cracks or shifts, water doesn't just drip straight down. It travels. It sneaks under the tile system and works its way into the underlayment - sometimes for months before you ever see a single water stain on your ceiling. By the time you notice it from the ground, the damage is already done.

That's exactly the kind of situation we deal with on jobs like this one. We pull the tiles, get eyes on the actual deck and underlayment, and figure out where the water has been going. The old underlayment gets stripped away and you can clearly see the worn, cracked deck surface underneath - that's the reality hiding behind a roof that looked totally fine from the street. Fresh underlayment goes down clean and flat before a single tile goes back on.

Once the base is solid and properly sealed, the tiles go back in tight rows - flat, even, and set to actually do their job. That's the difference between a real fix and just pushing the problem down the road. We're not covering up issues. We're correcting them from the bottom up.
