When we pull tiles back, we sometimes find underlayment that has completely dried out and cracked apart. It looks like the surface of old, parched ground. At that point, it doesn't matter how good your tiles look from the street - water is finding its way in. That's exactly the kind of hidden damage that turns a minor repair into a major headache if it goes unaddressed.
This is why we don't just patch the surface and call it a day. We go to the source. Tiles come off, the old underlayment gets stripped out, and fresh material goes down - properly fastened and sealed before a single tile goes back on. No shortcuts. The finished result is a clean, tight roof that's actually doing its job again.
